3 fixer-uppers for less than €100,000 in Co Clare

If you’re in the market for a project, here are three homes for sale in Co Clare that are ripe for a major restoration.


Anyone who has been through an extensive renovation will probably tell you that it’s cheaper, easier and faster to build a new home from scratch.

And yet, ask them if they’d go back and do it all again, they’ll inevitably say, “absolutely”. That’s because there’s just something so lovely about bringing an old house back to life – uncovering a beautiful timber window frame under layers of paint and grime, finding segments of the original tile and deciding to recreate it, discovering an old newspaper wedged under a floorboard from when the house was first built.

If the idea of restoring an old place makes your heart sing, there are plenty of neglected properties around the country in need of some (okay, a lot) of work but have a charm about them that you know would make it all worthwhile.

Here are three in Co Clare with plenty of personality that are calling out to be rescued.

Dough Cottage, Spanish Point, €75,000

Okay, so this one requires a significant amount of imagination. But those rough walls alone give you an idea of what you could do with it, and it comes with a healthy chunk of land of .5 acres to the rear.

Located right beside Spanish Point Holiday Park and the golf club and less than 15 minutes walk to the beach, it could make for the perfect summer cottage or for someone who is looking to get away from it all and spend their days surfing instead. It’s been on sale since July 2019 so you might be able to scrape a few euros off the asking price too.

Ennis Road, Kilrush, €80,000

Who could say no to that kitschy pink exterior? Listen, there’s a reason we’re not showing you interiors shots in this article but the whole idea of buying a fixer-upper is to see the little speck of gold hidden under all the neglect.

This two-bed, one-bath bungalow has clearly been derelict for some time but it comes with a large front and rear garden and is located right in the heart of Kilrush town. The price has dropped too from €95,000 when it first went on the market early last year.

Kilfenora, Lisdoonvarna, €99,000

Saving the best until last as far as I’m concerned. There is so much innate charm packed into this detached house and look at those windows! And that porch, there is so much you could do with this five-bedroom (yes you read that right) house once you give it some TLC.

Built in the 1950s it comes with a large separate storage building and is located on a quiet regional road, just a few minutes walk into the town of Lisdoonvarna. Known for its matchmaking festival, it’s also a bustling town with a great community and some delightful pubs and restaurants.
