Spanning approximately 168 sq.m (excluding the stand-alone office/playroom which is an additional 15 sq.m.), Beaumont Lodge is an ultra-contemporary new-build located on Beaumont Avenue in Churchtown, Dublin 14. Completed in 2021, the project was designed by DUA Architects under the guidance of Darragh Breathnach, the award-winning founder and principal – however the property has been remodelled and extended since then.

The original cottage was retained and now houses three double bedrooms – one ensuite. A new extension to the rear of the site was added, where you’ll find the open-plan kitchen, dining and living areas. This is connected to the original cottage via a centrally located link corridor which incorporates an inner courtyard, bathroom, utility room and plant room. This link corridor forms an external south-facing courtyard, seamlessly blending old with new.

The timeless architectural design and flexibility of internal arrangement means that new owners can reconfigure the home to their requirements. The property also enjoys immense privacy with electric gates giving access to ample off-street parking to the front. A wide side entrance leads to the south-facing courtyard-style garden and out to the rear garden where there is a detached, flexible home office/playroom.

Internally, strategically placed skylights ensure that every part of this single-storey home is bright and airy, creating a lovely flow throughout, while a simple pallet of materials like stone, brick, timber, brass and bespoke minimal detailing helps to achieve a serene atmosphere.

In the main cottage, the walls have been stripped back to reveal the original granite, creating lovely feature walls. New vaulted ceilings were installed and the plentiful storage areas and services were located within a central spine of white joinery.

The kitchen has been fitted with timber flooring and features concealed lighting with a linear skylight running the length of the space as well as a picture window and door with views of the rear garden. The granite countertop draws the eye as soon as you enter the room with a sink, gas hob, two ovens, a combi oven, sous vide drawer, dishwasher and Liebherr fridge and freezer all located within. Doubling as a dining table, this space can comfortably seat up to 15 people. A concealed sliding partition door can be closed to separate the kitchen/dining from the living area with a wall-mounted TV on the dividing wall between the two spaces.

The master suite has been fitted with extensive wall-to-wall custom-built wardrobes with a built-in double bed and side cabinets. A French door leads to the inner courtyard. This room also has its own ensuite and luxurious dressing room with custom-built mirrored storage/wardrobe units.

Outside, the peaceful garden setting adds to the property’s appeal, with high walls and beautiful planter boxes providing privacy from passersby. The sheltered south-facing courtyard-style terrace acts as an outside room, perfect for entertaining guests or dining al fresco. The rear garden has an artificial lawn area bordered by granite slabs and provides access to the home office/playroom. This space has been built and insulated to the same standard as the main house and can be accessed from the kitchen or the side entrance.

Conveniently located in Churchtown, Beaumont Lodge is well-set up with myriad facilities in the locality including a range of excellent shops, cafes and restaurants. The M50 is easily accessible while the LUAS makes light work of the short commute to the city centre and beyond. There is also a regular bus service and a selection of both junior and senior schools in the vicinity.
