Located just off Mountpleasant Avenue and overlooking the cricket grounds is this terraced house for sale in Rathmines.

On the market for €985,000, it’s central location isn’t its only selling point. The 135-square-metre house has been carefully modernised and extended by its current owners.

Through the navy-grey door of number 12 Gulistan Terrace is a hallway with two cosy reception rooms off it, both with solid-fuel stoves in the fireplaces to maintain the home’s B2 BER rating, very high for a period redbrick property.

Painted white with built-in shelving and storage on either side of both chimney flues, these rooms retain some of the house’s period charm including the cornicing and a sash window. There’s also a utility and small bathroom to be found on the ground floor before the house wraps around the new extension.

The long kitchen is brightly lit thanks to a sheltered courtyard centred in the core of the house. The kitchen leads directly into another reception space and the entire extension has a vaulted ceiling that gives it an airy modernity that is in juxtaposition with the rest of the house. From here, you can enter the courtyard or to the back garden, through sliding glass doors.

The garden is surprisingly spacious and neatly landscaped, ideal for entertaining. Stretching about 90 feet in length, to the rear and tucked away from view of the main house is a play area with faux grass, additional storage, and built-in swings and monkey bars.

On the first floor return is the family bathroom, once again nicely updated but maintaining its charm with the built-in bathtub under the window. On the first floor are two double bedrooms have built-in wardrobes and access to a Jack and Jill bathroom.

The loft space is currently being used as the master bedroom with ample storage space and adds a further 26 square metres to the property, although this is not counted in the official size as it presumably is not completely converted yet. From the Velux windows of this space, you can see the neighbouring cricket grounds.

All in, it’s an impressive house with an impressive price tag.
