This Dublin 12 home was extended to add light and flow, whilst still respecting its character

The design by Architectural Farm took into account the home’s location in an Architectural Conservation Area, the clients’ desire for the new and old spaces to be connected, as well as their need for more space.

Extending a home always comes with challenges. Adding more space may in theory be straightforward, but doing so without detracting from the flow and light of the original spaces, not to mention affecting the exterior of the home negatively, is a tricky balance.

However, that is exactly what has been achieved in this Dublin 12 home. Shane Cotter of Architectural Farm explains that the owners had been living in the house for some time, a mid 20th-century semi-d. “While it lacked the space they needed, and was in need of some upgrades, it had a feeling of a lovely family home that was bursting at the seams.”

A deep retrofit and extension was on the cards, but particular attention had to be paid to the external finishes, as the house is situated in an Architectural Conservation Area.

Top of the list of requirements was a light-filled, functional open plan kitchen, dining and living space, with a good connection to the garden, and retaining as much of the garden as possible. Upstairs, they needed a family bathroom, another bedroom and an ensuite.

“They wanted to retain the use of the existing front room and its bay window, while also having the ability to connect the new room with the old,” Shane explains. “The existing utility space at the front of the house had to be maintained, with a connection to both the front and rear garden.”

In order to achieve all of this, the design comprised a two-storey extension to the side and rear. “It consists of a simple rendered master bedroom and bathroom on the first floor, sitting on a concrete canopy, supported by two off-white brick walls, one continuing into the interior space,” Shane says. 

“At ground floor, the concrete canopy overhead creates a transitional space between the new open plan living area and the existing garden. Circular and rectangular punctures through the thick canopy give a sense of depth and create a play on shadow and light that changes throughout the day, further reinforced by the hit and miss brickwork detailing. The simple palette of brick and concrete is complemented by carefully considered timber joinery, hardwood timber windows and a polished concrete floor, with a pop of colour in the tall kitchen units.”

When putting together the design, Shane explains, careful attention was given to making choices that worked with the existing home. “While the new extension is quite clearly a modern design, we were keen to ensure that the scale, tone and materials used were complementary to the original house,” he says. 

“The brick to the rear reflects the brick to the front of the house, even if it is very different in application and colour. This change in tone ensured a neutral textured backdrop for the small garden, which could easily have been overpowered by a stronger coloured brick. The brick piers also screen the functional side passage to the utility room, integrating the division of the garden into the design.” 

One detail that works to connect the two spaces is the floor. “The new polished concrete floor flows from old to new, giving a sense of continuity from the front door to the rear garden.” The original front room retained its timber floor finish and its own sense of character, and the only glimpse of the new addition from the front of the house is a small section with a porthole window. “The first floor porthole window that serves the new bathroom had to be carefully considered,” Shane says, “as it peeks into the Architectural Conservation Area.”

Light was another important consideration. As the house is on an east-west axis, it got morning light, but then lost it until late afternoon, when it would come in the bay window at the front. “We implemented some simple strategies to maximise the daylight coming into the house,” Shane notes. 

“By maintaining the connection between the front room and the new space to the rear we let the evening light continue to flow through the house. A long rooflight over the dining area catches direct sunlight from morning to the afternoon, washing the brick in lovely light, even when the sun doesn’t shine. The concrete canopy at the rear creates a transitional space between the new open plan living area and the existing garden but by creating openings in it, we still allow morning light to flow through while maintaining that feeling of  threshold between the living space and the garden.”

With so many factors at play in this design, Shane explains, the palette for this home was kept relatively neutral, to allow elements such as the original brick of the home, the Architectural Conservation Area, and the view from the garden. “The risk when you play with neutral tones and colours is that the spaces can become cold or sterile. While the brick helps to add texture, it was very important that this was juxtaposed against some colour and the warmth of the timber elements, not only the large timber windows but also in the kitchen island, kitchen details, the bench and wardrobes.” All in all, the result is a bright, welcoming space that balances its many competing demands.
