Situated near Coolbawn in Co. Tipperary, the Lake House can be found on a private island, surrounded by nature.

A beautiful waterside home, located by Lough Derg, Ireland’s largest lake, the Lake House comes with a private harbour and mainland quay. Spanning 1.7 acres of land, the grounds are a patchwork quilt of green with nature at every turn.

Accommodation extends to 186.5 square metres in total and includes an entrance hall, study, utility room, kitchen/dining room/living area, three bedrooms – one of which is ensuite – and a family bathroom.

Boasting some of the best views in the county, the property enjoys an enviable lakefront position on the western reaches of Cameron Island where spectacular panoramic views across the lake are pleasantly framed by Oillean Mor island.

Inside, the decor is bright and modern, benefitting from several large windows making the most of the gorgeous vistas. Impeccably maintained by current owners, the property underwent comprehensive refurbishment and upgrading works in 2005 including roof re-slating, re-wiring, re-plumbing, installing insulation, floor replacement and installation of a damp-proof-course.

A large east and west-facing L-shaped living room stands at the centre of the home with double French doors out to the garden. A fireplace with wood stove warms the room on colder days, adding to the cosiness.

In the kitchen, a large island provides ample storage, counter and seating space with appliances built in for ease. An adjacent utility room has a door to the garden. The living room interconnects to a study, which faces west overlooking the lake. It has fitted bookcases and a fireplace with a wood stove.

The study provides access to a family bathroom, a boot hall or garden room and the master bedroom suite. Accessed from the eastern side of the house the garden room or boot hall has tiled flooring and is perfect for house access from the harbour or lake itself. There are coat hooks, storage cupboards and the central heating boiler. The bathroom has a fitted bath, wet-room style electric shower, a wash-hand basin and a WC.

The master bedroom is a well-proportioned room with its own ensuite, wood stove, large bay window and double French doors out to the lawn. Two further bedrooms complete the accommodation.

Extremely private, the Lake House is the only house on Cameron Island – the rest of the circa 100-acre island comprises native woodland. According to the listing on Daft.ie, the arboretum gardens immediately surrounding the house have numerous specimen trees and shrubs, including a Love Tree or Judas Tree, copper beech, a magnificent Red Oak, Japanese maples, a Gingko and specimen pines.

Other gardens include a level lakeside lawn, a Victorian croquet lawn, a zen garden with a range of Japanese maples and the Gingko, and a small walled garden just south of the house and gates. The harbour, just a short stroll from the house, has a stone pier, electric supply and a storage shed.

Currently on the market for €950,000, The Lake House is on sale through
Lisney Sotheby’s International Realty Cork. Viewing is recommended but in the meantime, take a tour of this unique home in our gallery below.
